Immediate Actions to Take When There’s a Leak in Your Rental Home

If a leak is discovered, you can still take steps to manage it well. To be part of the solution, take these actions if a leak happens in your rental home.

Turn off the water supply

The first thing to do when you detect water coming from an unintended area is to stop it at its origin. For faucet or appliance leaks, simply turn the handle or switch it off to stop the water.

If the leak is more extensive, turning off the main water supply will be necessary. First, locate your water main shut-off valve. The valve might be in the basement, utility room, or outside the house. Turn the valve with a wrench and pliers until the water stops flowing.

Contain the leak and minimize water damage

After the water is turned off, your next step is to mop up any water that has leaked or pooled on the floor, under cabinets, or elsewhere. Take old towels and a mop to minimize water spread and dry any wooden surfaces such as cabinets or table legs.

If the carpet or rugs are wet, use towels to absorb as much water as possible. Next, open the windows and turn on several fans to speed up rug drying. A wet carpet left unattended could cause mold and permanently harm any furniture resting on it.

Notify your landlord or property manager

When the water is under control, make sure to call your landlord immediately. Your landlord should be informed of the situation and the steps you’ve taken to manage it.

Water leaks must be managed promptly to avoid serious damage. Delaying action could result in you being responsible for any damages caused. By calling your landlord, you can arrange to have the leak fixed and any other damage taken care of.

Simple checks and maintenance tasks to avoid leaks

The final step after managing a water leak is to focus on prevention. Once the leak’s cause is known, it’s important to take action to prevent a recurrence. Where possible, protect your drains and pipes from extreme temperatures, clogs, and other potential issues.

Regularly maintain your home and alert your landlord if you notice any issues developing. Addressing problems before they escalate can go a long way in preventing water leaks.
